FROM THE HOME TO THE NUMBERS
Picture living there.
Then see what fits.
Maybe it’s the kitchen, the neighborhood, or a little more room. A home catches your eye. The next question is practical: what would it take to make it yours?
That’s where I come in. I compare wholesale loan options and help you look at the monthly payment, cash needed at closing, and terms together. On eligible Trending Home Deals listings, the Wholesale Advantage offer may help with closing costs, too.
The Ballard home above is one place to start. Explore it, picture your day there, then let’s see whether the numbers fit your plans.
A little help at closing.
The offer is for designated featured homes, not every listing or loan. Eligibility and lender approval apply, and the full loan still needs to work for you.
How the credits work, and who may qualify
The featured-home offer
A closing-cost credit equal to up to 0.75% of your final loan amount, capped at $6,000. For example, 0.75% of a $500,000 loan is $3,750 toward eligible closing costs.
Eligible specialty programs (jumbo loans)
A credit of 0.25% of the final loan amount, capped at $2,500, may be available instead. These categories include jumbo, bank-statement, interest-only, DSCR and other non-QM loans. Not every loan in these categories qualifies.
The separate appraisal credit covers the actual fee, up to $650. If there is no appraisal fee, including when an appraisal waiver applies, there is no appraisal credit. Both credits are applied at closing, not paid upfront. The closing-cost credit does not reduce your interest rate.
Review the full quote even when a credit is available. Rate-related lender credits can involve a higher rate, while discount points involve additional upfront cost for a lower rate. Ask how each credit is funded and whether it affects your rate. The CFPB explains these tradeoffs.
The offer is exclusive to designated homes featured in Trending Home Deals. It is not a benefit for every property or every loan. The area listings farther down this article are comparison homes, not Wholesale Advantage featured offers. Confirm your property, program and current eligibility with Lance.

Bring the home.
We’ll work through the numbers.
Send me the listing, your target payment and your cash-to-close budget. We’ll compare what fits before you decide what comes next.
I can start with a self-reported credit score, without a credit check. It’s a comparison, not a loan approval. You can bring any listing; the special offer stays limited to eligible featured homes.
What to compare in a written loan offer
When comparing written offers, line up the loan amount, program, term and rate-lock assumptions. Review the rate and APR, lender charges, points and credits, total payment, and cash to close. The CFPB’s Loan Estimate guide shows where to find those details.

Important Wholesale Advantage terms
The $6,000 cap applies only to the up-to-0.75% closing-cost credit. Eligible specialty programs may instead qualify for 0.25% of the final loan amount, capped at $2,500. The separate appraisal credit is limited to the actual fee, up to $650; no fee means no credit. Both credits apply at closing. The appraisal credit is part of the package, which cannot be combined with any other discount or offer.
All loans are subject to underwriting approval; not all applicants qualify. Loan terms, borrower qualifications and the property must meet investor and program guidelines. Actual savings and eligibility vary by transaction. Credits must comply with program and regulatory limits; final terms must be confirmed in the lender’s required disclosures. No lowest rate, approval, seller concession or specific savings is guaranteed.
